Newton Farm is a prime example of Ashfield Land’s ability to bring forward development land whilst addressing challenging purchase, planning and environmental issues.
In 2003 Ashfield Land acquired 450 acres of greenbelt land without planning consent. The team were attracted to an extremely well connected location just six miles from Glasgow City Centre, the adjacent Newton station providing services to Glasgow and Edinburgh, and close proximity to the M74, M8 and M73 motorways.
Phase I saw a planning application for a landscape-driven scheme for just over 700 units with associated sports facilities, a site for a school and a community building. Within 12 months planning approval was secured and the consented site then sold to Taylor Wimpey. Phase 1 value: £30million.
Phase II saw planning permission approved in December 2010 for a mixed use development comprising 1,500 homes, a local neighbourhood centre with associated Park & Ride facility, a new primary school and associated community facilities, new landscaping and infrastructure. Phase 2 value: £50million.
