Ashfield Land acquired this 3 acre site at Four Pools in Evesham in February 2018 having identified the opportunity for retail-led, brownfield regeneration bringing forward a 41,500 sq ft sustainable development anchored by an Aldi foodstore, and 100% pre-let to TK Maxx and Home Bargains during the design development stage.

The EVC provision was also leased creating a further investment income stream.

The wider transaction involved partnering with former owner/occupier R Sinclair Transport (RST) and helping this long-established family-owned business to move to a brand new 80,000 sq ft facility (at nearby Vale Park) safeguarding approximately 40 existing jobs and providing the opportunity for future expansion.

Ashfield Land used a group of regional consultants including SRDA, Weatheroak Projects, MCBE, Emeny Turley, DW Pointer, Pegasus Planning, and Fullard Rosier.

The build was delivered with main contractor Benniman Construction Ltd who started on site in October 2018. Practical Completion was achieved in summer 2019, with the retailers open and trading in autumn 2019.

In keeping with our collaborative approach to business, we incorporated a range of occupier changes into the scheme during the construction phase and enabled early access to the occupiers to assist a swifter development opening.

During the construction period, Ashfield Land completed the onward sale of Sinclair Retail Park to LXi REIT.
