Crane on skyline heralds Clifton's first new office development for 20 years

Progress on the construction of St Catherine’s Court, Berkeley Place, Clifton is progressing at pace with the arrival of a 100 ft crane.

The development by Ashfield Land is the first new build office development in Clifton for over twenty years with completion due in spring 2009.

The design of the new office building is targeting the nationally recognised BREEAM Excellent rating, an independently assessed and nationally recognised industry standard for sustainable new buildings. To date only 14 new build offices throughout the UK have been awarded a BREEAM Excellent rating.

The 31,000 sq ft office has already achieved its first pre-let of 10,500 sq ft to property agents GVA Grimley who are relocating their regional head office to St Catherine’s Court. They have agreed a 15 year lease with Ashfield Land.

James Digby, Director at Ashfield Land, commented

“With our high levels of equity we are very keen to take advantage of the current market uncertainties and are actively looking for more opportunities both in Bristol and throughout the UK.”

This confidence is borne out by Ashfield Land’s successful sale of part of the original land parcel to Urban Creation who will develop the Grade II listed former cathedral into residential apartments.

“This is typical of the complex site we buy. Plenty of developers looked at the development opportunity but shied away from it due to the myriad of issues involved in obtaining planning permission and the complexities of the Grade II cathedral. We were prepared to buy the site unconditionally for speculative development confident of the long term value of property.” Added Digby.

Joint letting agents for the scheme are Alder King Property Consultants and Williams Gunter Hardwick.
