The site was acquired unconditionally in January 2016. The land fronts the A45, and is located adjacent to the successful LXB Rushden Lakes retail and leisure scheme and the existing Foxhill and Crown Business Parks, where occupiers include Waitrose, Lidl and Wickes.

Planning has been submitted for a mixed-use scheme including a supermarket (Class A1), Class A1/A3 coffee drive through, Care home (C2) and 200,000 sq ft of employment space (B1-B8). It is anticipated that in excess of 500 full-time jobs will be created at the development.
