Ashfield Land originally acquired a 30,000sq ft 1970's office building sitting on 2.5 acres adjacent to Bristol Parkway, the mainline station on the Swansea to London line.

The building was fully let to a PLC occupier. We subsequently acquired the adjoining 2.5 acres taking our land holding to 5 acres.

A planning application was submitted in December 2015 to redevelop the entire site for 163,000 sq ft of HQ offices. Consent was subsequently granted by delegated powers in June 2016.

The Approach will combine exceptional, sustainable design on a highly secure site but the key attraction will be the building's connectivity:-

Rail – Immediately adjacent to Bristol parkway station which, now has a fully electric service to London Paddington with a reduced journey time of approximately 79 minutes.

Road – A new link road connects The Approach directly to the M32 and M4 / M5 networks beyond.

Bus – The MetroBus now provides a dedicated service to and from the city centre.
