The brownfield site of the former Coal Research Establishment (CRE) at Stoke Orchard was originally acquired by Ashfield Land in 1995 as an income-producing investment and has since evolved into a proposed highly sustainable mixed-use scheme.
The energy efficient development at Stoke Orchard will comprise of 130 residential units, 20,000 sq ft of employment space, community facilities and public open space, all focused around the Dean brook which runs through the site and which will be enhanced ecologically.
It is designed to a high environmental standard and will include BREEAM Excellent for the employment aspect and the residential element has been designed to achieve the Code for Sustainable Homes Level 4; the single national standard in the design and construction of sustainable homes and a means of driving continuous improvement, greater innovation and exemplary achievement in house building.
This project will become a model of how to commercially develop energy efficient community sensitive housing-led schemes in rural areas.

A recommendation for approval was granted on April 29th 2010 by Tewkesbury Borough Council. As the site is not within a settlement boundary, the application will still need final ratification from the Government Office.
