Clifton office development progresses as it tops out

Clifton’s first new build office development for over twenty years has been topped out.

Developer Ashfield Land’s St Catherine’s Court, on the Clifton Triangle, is a £15m, 31,000 sq ft office development and completion is due in spring of 2009.

The topping out ceremony was hosted by the building contactor, Sisk, and attended by over 100 guests including Directors from Ashfield Land, members from Bristol City Council’s Economic Development team, and the building’s first tenant, commercial property agents, GVA Grimley, who are relocating their regional head office to St Catherine’s Court occupying 10,500 sq ft on a fifteen year lease.

Paul Jagroop, Director from Ashfield Land said

“This is a key moment in the build process and marks the final phase of construction where a wealth of innovative features will deliver one of the first BREEAM Excellent office buildings in the South West. The endorsement of a professional company such as GVA Grimley who specialise in commercial property proves this is not only an outstanding building, it is also one that considers energy use, carbon footprint and sustainability.”

To date the development has taken 66 weeks and has involved significant ground works including 199 plies and 32 rock anchors. Les Nicholls, Regional Director of Sisk added,

“This has been a very interesting project, presenting a host of engineering challenges, but it is a testament to our team that we are just 22 weeks from the completion of the building.”

According to Ian MacDougall from Bristol City Council’s Economic Development team, buildings such as St Catherine’s Court are significant in attracting inward investment.

“Our remit is to promote Bristol as an investment location. We have a quality local workforce with strength in a number of sectors and an office such as this demonstrates that Bristol is creating better working environments and therefore can attract business people to and retain business people in the city.”

David Mace, Regional Senior Director for GVA Grimley explained why they have selected St Catherine’s Court for their new offices.

“Clifton is the hub of Bristol’s commercial property sector. In our view this is one of the buildings which lead the way in terms of contemporary specification and sustainability and it dovetails perfectly with our corporate strategy to promote quality, grade A offices. In addition this location affords us easy access to the motorway network in order that we can do business effectively.”

Joint letting agents for the remainder of the scheme are Alder King Property Consultants and Williams Gunter Hardwick. Space is available from 6,716 to 20,450 sq ft. 14 basement car parking spaces are included.
